Alright folks, I've decided to invest in real estate in Dubai. Prices have dropped noticeably there because of the conflict in the Middle East, so it's a good time to grab something. Haven't decided yet whether it'll be an apartment, a villa, or something else, gotta see what I can actually afford first. Where would you guys recommend I look to check out prices?

Timing the dip is smart, but worth checking which areas actually dropped versus ones that barely moved, conflict-driven dips usually hit certain neighborhoods way harder than others depending on who was buying there before. Off-plan stuff tends to swing more than ready units too, since investors pull out of pre-construction projects faster than they'd sell something they already own. Worth figuring out your budget range before falling in love with a specific area, since Dubai prices span a massive range depending on how close you are to the water or downtown.

Comparing actual listings side by side ends up being way more useful than going off general market talk, since the range within a single area alone can be huge depending on the building and floor. You can check out real estate prices in Dubai here: https://atvir.com/ . It lets you filter by property type and area so you can see what fits your budget before committing to apartment versus villa. Good way to get a real number in mind instead of guessing based on headlines.
